
The Latest on the Capital Civic Center
After extensive conversations with user groups, managers and staff of the Juneau Arts & Culture Center and Centennial Hall, Northwind Architects of Juneau and Hacker of Portland, Oregon recently completed the schematic phase of the Capital Civic Center design. The schematic phase is 35% of the work needed to produce the construction documents for the new building.
After review, the drawings and associated narratives produced by the teams and sub consultants were submitted to the estimating firm, HMS Inc., to determine construction costs. Once the HMS estimators have completed their study, we will begin the process of reconciling the desired building as we have imagined it over the years with the costs as defined.
As the estimators work through the plans, the firm Evergreen Economics, will develop a pro forma for the Capital Civic Center. The pro forma will outline operational costs for the new facility and its earning potential, through facility rentals and services provided to users of the building. The Partnership commissioned two prior pro formas, one each for prior iterations of the building. In each instance the facility was breaking even or earning profit by year three of operation. We trust this third iteration will prove the same.
The project schedule has three more phases to complete in the next 12 months:
* 65% Design Development: Slated to begin in the middle of December with delivery at the end of March, 2026
* 95% Construction Documents: Starting at the end of April and to be completed by the end of August, 2026
* 100% Construction Documents: Starting in the middle of September, to be completed by the end of October, 2026
